On September 8, 1999, the U.S. Department of Justice and Wichita Falls, Texas, entered into a Civil Rights Act of 1866 and Fair Housing settlement with a real estate company. The real estate company agreed to pay $1,000.00 in compensatory damages to seven persons on behalf of the United States. The defendant will also operate under certain guidelines which include a policy to avoid the use of any room in its offices as a meeting place for more than one group of people, and to not allow advertising or recruitment of sales agents within its office.
In 1996, the United States filed a complaint against Liberty Square Apartments in Indianapolis, Indiana. The complaint alleged that the company discriminated against the complainant because of her race by communicating with the complainant's family members in a discriminatory manner. The plaintiffs sought, among other things, monetary penalties and injunctive relief. The company agreed to pay up to $15,000.00 in compensatory damages. The 1991 consent order further prohibits Liberty Square Apartments from committing future acts of discrimination in housing-related transactions, such as advertising, publicity, solicitation, or sales. They also agreed to distribute certain brochures, including a brochure on the importance of equal housing and fair housing laws to future homeowners. In addition, the company agreed to hold a periodic training session for all of its employees in the areas of fair housing and equal employment opportunity, in order to prevent future occurrences of discrimination.
On January 18, 1996, the United States of America and a real estate company settled charges against the company. Under the terms of the settlement agreement, the company agreed to pay up to $25,000.00 in compensatory damages and to not discriminate in the rental of housing for families. In addition, the company agreed to include, in its rental advertising, a statement that there are federal laws against discrimination. The agreement requires the company to not promote any sales agents to prospective renters and not allow its waiting rooms to be used for more than one group of people.
